Step 01Day 1
Book a Site Visit
Contact us via phone, WhatsApp, or our website to schedule a free site visit at your preferred time. Our team will pick you up or meet you at the property.

- We visit any day of the week including weekends
- Transport arranged from Ukunda or Diani town
We never charge for site visits. Ever.
Step 02Day 1–3
View Available Plots
Walk the land with one of our agents. We show you verified, title-deed-ready plots and answer every question on the spot — boundaries, soil, road access, utilities.
- All plots physically pegged with survey beacons
- Survey map shown on-site
- View multiple plots before deciding
Every listing verified by a registered surveyor.
Step 03Day 3–7
Reserve Your Plot
Once you've chosen a plot, pay a small reservation deposit to hold it off the market. The deposit is fully deductible from the purchase price.
- Reservation fee: typically 10% of plot price
- Plot held exclusively for you for 14–30 days
- Fully refundable if due diligence uncovers issues
Your deposit is protected — documented in writing from day one.
Step 04Week 1–2
Due Diligence & Agreement
We provide all documents for your lawyer to verify: title deed, land search, rates clearance, consent to transfer, and survey map. Once satisfied, you sign the Sale Agreement.

- Land rates clearance from county government
- Sale Agreement drafted by a licensed advocate
- We recommend your own independent lawyer
We encourage independent legal checks. Transparency is not negotiable.
Step 05Week 2–3
Pay & Complete Purchase
Pay the agreed balance via MPESA, bank transfer, or banker's cheque. Official receipt issued for every payment. Once confirmed, both parties sign transfer documents.

- Official receipts issued immediately
- All payments to registered company accounts only
- No cash payments above KSH 10,000
Bank transfers only for security. We never ask for cash.
Step 06Week 3–8
Title Transfer to Your Name
Our conveyancing team handles the title transfer at the Lands Registry. We keep you updated throughout. At completion, you receive the original title deed — in your name.
- Transfer processed at Kwale Lands Registry
- Stamp duty paid and receipted (typically 4% of value)
- New title deed issued in your name
- Full handover pack provided
Average transfer time: 4–6 weeks. We chase the registry so you don't have to.
